The Initial Setting Up Fee

(deducted from your first month’s rent).
We will visit

inventory of
contents and
fixtures and
fittings;
taxation and
legal
implications;
marketing and
advertising;
advice on
obtaining the
consent of
interested
parties, such as
your Lender and,
of course,
outline of the
current
Regulations.
Monthly Management Charge
Fixed Price
£36+vat
per month*
(deducted from the monthly rent received)
Includes
arranging
Landlord’s Gas
and Electric
Safety
Certificates,
Liaising with
the utilities,
Collection of
Rent & payment
to your Bank
Account, Regular
inspections of
property and
liaising with
the Landlord and
Tenants, Dealing
with emergency
issues
(plumbing, gas
leaks, etc), and
on going
queries, Day to
day management
and point of
contact.
*For all properties let up to £550pcm (Over £550pcm the monthly charged applied is £51 per month).
OR
Tenant Find Only £299 +VAT Includes all Advertising, Marketing, the To Let Board, Accompanied Viewings, Tenant Credit checks and referencing, drawing up the Legal Tenancy Agreement and organise the move in date. We then hand over the tenant for you to meet at the property, manage and collect the rent each month. All service charges are subject to VAT currently charged @ 20% DETAILS OF THE SERVICES WE PROVIDE INSPECTION AND APPRAISAL

The right tenant
is vitally
important and we
offer a
comprehensive
reference check
and personal
interview with
the prospective
tenant to ensure
that the ideal
tenant is
selected from
the commencement
of the lease.
THE TENANCY AGREEMENT
Letting property
is a complex
matter and we
are pleased to
be able to guide
you through the
current
legislation and
the details
tenancy
agreement,
prepared to meet
the individual
circumstances
and needs of the
client. It may
be prudent to
prepare a full
and detailed
inventory in
order to protect
you, your
furniture and
the property.
THE DAY-TO-DAY MANAGEMENT OF YOUR PROPERTY
After
successfully
negotiating the
letting, we are
able to manage
the property
throughout the
duration of the
tenancy. Our
management
services
includes:
Collecting the
Rent
and transfer of
the monies by
BACS into your
bank account,
payment of
outgoings deemed
to be the
responsibility
of the landlord
out of available
rental funds,
arranging all
maintenance and
minor repairs,
advising
utilities on the
change in
occupation and
to undertake
regular
inspections of
the property.
Fully itemised statements of your account will be sent to you each month and advice on income tax requirements for clients living in both the UK and overseas is always available. After the conclusion of the tenancy we will liaise with the tenant to ensure that the property is left in good condition. Only after all parties are satisfied with the condition of the property will the deposit monies be released.
